In relation to the previously discussed tap repair:

Today (September 10, 2024), after coming back from getting lunch around noon, I happen to encounter the same representative of management as before at the ground floor elevators. I spoke to him briefly about the fact that no one came by to repair the tap. He said that the person who was expected to perform the repair did not show up, likely due to an emergency situation. Further, he said that he had already rescheduled and served a notice for the repair, which would take place on Wednesday, September 11th.

As expected, I found the following notice in my mail slot when I got back to my apartment:

The time of day is currently 9:20pm. I have been here in my apartment attentively anticipating the previously mentioned plumbing repair all day, and no one has arrived yet to perform said repair.

In relation to the leaking tap issue that I posed about on August 26th:

I spoke with a representative of building management by chance in the elevator the other day who said that would repair the tap soon. This morning, I received a very welcome and expected notice of entry form today informing me that plumbing repairs will be conducted tomorrow:

This form is only relevant for me, but for completeness sake I am posting here as a follow-up to the earlier post about the tap issue.

Today, I observed that the lock had been removed from the garbage chute room on my floor. I also noted that the original June 20 notice about it being out of order was still on the door, so I called the representative of the building's management to ask if it was OK to use. He said that on all floors where the lock has been removed, that it is ok to use, however there were a couple floors where it still may not be available due to the need for a few additional repairs.

I just received an anonymous tip that you can call the LTB and ask if they have any new file numbers that have been generated in your name. Apparently, you can do this long before they actually mail out any notices to you. I may try this later in the week if I have time.

Yesterday, August 31 2024, was the date indicated on my N13 notice for when the landlord wanted me to move out by. Today is the 1st of September, and I am still here. I have not received any eviction orders, and no one has stopped by asking me to leave.

I expect that the next step for the landlord will be for them to file an L2 'Application to End a Tenancy and Evict a Tenant or Collect Money' against me.

Once the landlord files the L2 against me, I expect that the Landlord and Tenant board will mail out a notice to me through regular postal mail. I believe this notice will provide me with some kind of online portal access where I can check the status of the landlord's case against me and be notified of the hearing date.

I was unable to find exact numbers and timelines, but some google searches lead me to believe that it will take several weeks just to be assigned a hearing date. Some anecdotal reports suggest that the hearing date will be least 4 months in future once it is assigned. Hearings can sometimes be adjourned (rescheduled into the future) for multiple reasons which can further extend the timeline.

At the hearing, I will contest the eviction and excoriate the landlord's obviously false pretense for requesting said eviction.

In the event that the LTB does issue an eviction order against me, I have read anecdotes that it takes on the other of weeks to months before the sheriff will actually come knocking on my door. I've also read that it takes longer to go through this process in the winter.
