News250 Frederick St. appears in this Rogers TV documentary about housing unaffordability (published on July 18, 2024):
For informational purposes, I have uploaded a redacted pdf copy of the full N13 Eviction notice that I originally received on April 30, 2024 (34MiB in size):
![]() I have recently become aware of *another* property in Kitchener that is associated with LUDMILA KARAKULOV. It is 141 Borden Ave N, Kitchener (Borden Apts Inc.):
A tenant provided me with a copy of the letter that they received, urging them to accept a plan to pay more for use of an air conditioner and other appliances. I have redacted the dates, however I will note that the notice only provides the tenant seven days notice between date of the notice and the deadline to comply. Many tenants (including me) have a lease that includes the wording "Hydro: Yes", and historically the hydro was paid for entirely by the building owner. However, when the new owner took over the building, they began pressuring individual tenants to switch to individually metered hydro so that the tenant would pay instead of the building owner. This is despite the fact that many tenants have these 'all inclusive utilities' lease agreements.
![]() ![]() This web page by 'Community Legal Education Ontario' has some useful information on rules about air conditioners in Ontario housing law:
Rules about air conditioners – CLEO About an hour ago, a piece of paper from an individual was place into my mail slot that says the following:
"...Please do not sign anything or remove your appliances at this time. The next step would be for the landlord/management to give you an N5 - A Notice for Interfering with Others, Damage or Overcrowding.but he would still have to apply to the Landlord Tenant Board to have a hearing which would take time...This is an attempt to bully you into immediately taking over your hydro..." I've started to get messages from tenants in other buildings who also claim to be getting renovicted from a building owned by Michael Klein/Ludmila Karakulov. One of which is '94 beck street in Cambridge':
A tenant just reported to me that they received a notice in their mail slot, about an hour ago, requesting more money for Hydro due to use of an air conditioner in the tenant's apartment.
